The precinct which straddles Sandown Road permits the development of multi-storey buildings to accommodate both office and retail use, including shops, supermarkets, financial institutions, showrooms, cafés and restaurants.
Design Guidelines and Development Controls have been established to ensure that this precinct gives rise to a harmonious and functional urban environment. Managing Agents have been appointed to maintain the standards determined for this development.
Rivergate Business Park offers a range of opportunities for medium to larger development, with erven ranging from 1,000m² to sub-divisional superblocks of 80, 000m².
The centrally positioned Rivergate Industrial Park was the first enclave undertaken within Rivergate. The enclave has been securitized by an electrical palisade walling/fence combination with a guard house positioned at the entrance. Erf sizes in the industrial park range from 450m² to 3,000m².
Following the success of the first enclave, during May 2019, the landowners launched a second enclave – Pegasus Park. Pegasus Park, with good visibility from the future Malibongwe Drive, will be accessed off the extension of Rivergate Drive as well as Enterprise Way once the road infrastructure to the enclave has been completed.
Whilst the Design Guidelines do not prescribe a specific architectural style, they encourage the consistent use of materials and finishes that will ultimately give rise to a coherent theme and character to the business park.
Provision has been made for the establishment for the Rivergate train station and future bus stations on either side of the Atlantis railway line as a basis for the regional transport interchange.
During 2019, Imvula Estates will launch the first residential development in Rivergate. Pioneer Valley provides an affordable opportunity for house-hunters to own their own homes and enjoy a convenient lifestyle in Rivergate.
There are two types of units available in the first phase of 208 properties. These will include single- and double-storey two-bedroom homes. The freestanding and semi-detached homes come with features including secure parking, an open-plan kitchen with built-in cupboards, oven and floor tiling.
The mix of land uses that are expected to develop, will afford the future residents of Pioneer Valley, as well as the residents of the adjacent suburbs, a wide variety of local employment opportunities close to their homes.
Best of all, Pioneer Valley is designed to help qualifying first-time buyers onto the property ladder, thanks to the FLISP home-loan subsidy provided by the Government. Pioneer Valley consists of three phases with a total of 536 homes.
