STATION PRECINCT
The Rivergate Station Precinct will introduce a new development area the scale of which has not yet been seen in or around the Parklands or Sandown developments. Measuring some 15.7Ha of development opportunity, the precinct will offer some 10Ha of land for development as the Western Precinct and across the railway line, a further 5Ha being the Eastern Precinct.
All erven in the Station Precinct will be zoned General Business 1 (GB1) with a range of allowable land uses as per the City of Cape Town’s Development Management Scheme. Provision has been made for the establishment for the Rivergate Train Station with bus and/or taxi stations on either side of the railway line as a basis for the regional transport interchange.
The Western Precinct is designated for Business (Shops and Offices) and Residential purposes. Land uses here are inclusive of Place of Education, Place of Entertainment, Hotels and Conference Facilities.
The Eastern Precinct is primarily designated as a Civic Node, providing for a Fire Station, Police Station, Magistrates Court, Community Hall, Library and a Clinic.
The Approval of the Design Guidelines and the Subdivision Applications are expected by mid-2024.
